Here are 8 things South Bay homeowners should check off their list this September:

Gutters and drainage. After a dry summer, gutters and downspouts fill up with leaves and dirt fast. Clear them out, make sure water's draining away from your foundation, and don't forget any drains on your patio or driveway. If you had standing water anywhere last winter, this is the year to actually fix it before the storms roll back in.

Take a look at your roof. No need to climb up there yourself - just walk around and check for missing tiles, damaged flashing, or anything that looks like it could let water in. Had a leak last winter? Don't wait until the next storm to see if it's still there. Roofers get slammed once the rain starts, so now's the time to call.

Windows, doors, and seals. Salt air and coastal wind are rough on caulking and weather stripping. Walk the perimeter of your house and look for cracked seals or gaps around windows and doors. It's a cheap fix that makes a real difference once we get wind-driven rain - and it'll help with those cooler nights too.

Rinse off the summer salt. If you're anywhere near the beach, salt builds up on more than just your car… windows, railings, fences, outdoor furniture. Give everything a good rinse, especially metal hardware that's starting to show rust. Good time to check your paint, deck, and fences for wear while you're at it.

Get your outdoor spaces storm-ready. We're lucky to use our patios and decks basically year-round here, but they're easy to forget when you're thinking about "winterizing." Clean and cover what you won't be using, make sure furniture isn't blocking any drains, and if you've got a balcony or rooftop deck, check those drains especially - a little debris turns into a big problem fast in a downpour.

Trim trees, tidy up landscaping. Look for dead or overgrown branches that could snap in a storm. Also worth checking whether your yard directs water away from the house or lets it pool near the foundation. If you're on or below a hillside, give drainage and erosion a closer look this year, it's shaping up to be a wet one!

Check for hidden moisture. Beach living means more ambient moisture than most of Southern California to begin with. Peek into closets, cabinets, garages, and bathrooms - anywhere without much airflow. Musty smells, bubbling paint, or discoloration are early signs something's trapped. Much easier to deal with now than after a week of rain.

Review your insurance. Not exactly home maintenance, but worth five minutes: check what your homeowners policy actually covers when it comes to water damage. Standard policies typically don't include flood coverage, that's a separate policy. Even if you're not in a designated flood zone, it's worth understanding your options, especially if you're low-lying or have had drainage issues before.

September still feels like summer here, but it's the sweet spot to get ahead of the rain… before contractors book up and the first storm catches everyone off guard. A little effort now protects your home, your investment, and honestly, your peace of mind once winter weather hits.
